Not every window or door problem means you need a full replacement. Stuck sashes, a sliding door that's hard to open, worn hardware, and torn screens are usually same-visit repairs — not a reason to spend thousands on new units. Here are the seven signs we see most often across Los Angeles County, Orange County, and the western Inland Empire, and how to tell which side of the repair-vs-replace line your problem falls on.

1. Your Sliding Glass Door Is Off Track or Hard to Open

This is one of the most common repair calls we get. Years of sun, sand, and dust wear down the rollers and tracks on sliding glass and patio doors until the door drags, jumps the track, or takes two hands to force open. In the vast majority of cases, new rollers, a track cleaning, and fresh weatherstripping fix it completely — no need to replace the whole door.

2. One Window Has Gone Foggy, But the Rest Look Fine

Foggy or hazy glass between the panes means the seal on that specific insulated glass unit has failed and let moisture in. If it's isolated to one or two windows on an otherwise good frame, that glass unit can often be resealed or swapped out on its own. If fogging keeps showing up across multiple windows in the house, that's usually a sign of age-related seal failure throughout, and replacement starts to make more sense.

3. The Window Won't Stay Open, Locked, or Closed Properly

Worn cranks, balancers, locks, and hinges are mechanical parts, and mechanical parts wear out — especially on older aluminum-frame windows common in homes built through the 1960s-80s across the Valley and Inland Empire. Hardware repair or replacement is typically quick, inexpensive, and doesn't touch the window itself.

4. Screens Are Torn, Sagging, or Missing

Torn window screens and screen doors are a pure repair job, full stop — we rebuild or replace the screen and frame, usually in the same visit as anything else on the work order.

5. There's a Draft, But the Frame Looks Solid

A draft with no visible frame damage is usually failed weatherstripping, not a failed window. Weatherstripping is inexpensive to replace and one of the highest-value repairs available — it's often the difference between a window that feels drafty and one that doesn't.

6. The Frame Itself Is Rotted, Warped, or Water-Damaged

This is where repair stops being the right call. Wood rot, water intrusion, or a warped frame affects the structure the window or door depends on — patching it doesn't fix the underlying problem, and it tends to come back. This is the clearest sign that replacement is the better long-term move.

7. The Repair Cost Is Creeping Close to a New Window
